Yes, of course. We welcome all business sizes at varying stages of growth into our workspaces and can offer flexible office lease terms from as little as 6 months. For optimum flexibility, though, some of our Cheshire buildings offer pay-as-you-go coworking spaces so you can come and go as you see fit dependent on hotdesk availability.
Serviced office & Lab space
Eligibility: This offer is available to new customers only.
Requirements: To qualify, customers must provide a signed 12-month licence agreement, a completed direct debit mandate, and payment of the security deposit.
Deposit: A deposit equivalent to two months’ licence fee (including VAT) is required upon entering the agreement.
Inclusions: Licences include rent, business rates, service charges, utilities, cleaning, furniture, kitchen facilities, 300mb internet, 25% discount on Bruntwood meeting rooms, and onsite customer service/call handling.
VAT: All costs are exclusive of, but liable to, VAT.
Offer Period: Valid from 1st September 2026 to 31st December 2026. The signed agreement and deposit must be received by 31st December 2026.

Lease Term: A signed lease of at least three years is required to qualify.
Covenant Check: Approval is subject to a covenant check. If net profit is less than 3x the headline rent, a deposit or guarantee may be required.
Excluded Costs: The 20% discount applies to rent only. All other payments remains payable in full, including but not limited to: Service charges and insurance, Business rates and utilities and car parking charges (where applicable).
